Real Estate misconceptions
Your office is in Kearney, so that means you only sell in Kearney.
I get this response all the time. Just because my office is located in Kearney, doesn't mean I buy and sell in Kearney only. I am licensed in Missouri and Kansas. I have helped clients buy and sell all over the Kansas City Metro area and would love to help you!

You work for RE/MAX, so that means you can only get into RE/MAX Homes.
One of the perks of being a Realtor, is that I belong to a Multiple Listing Service (MLS) and it allows me to view and gain access to any home on the MLS, which includes other real estate agencies. I can even help you with For Sale by Owners, so you'll never be alone in the process.

I don't have 20% for a down payment, so I can't afford a house.
You may have heard that 20% down is the magical number. Not everyone is in a position to put 20% down on a home, but that's okay. There are many different loan types to get you into a home with a down payment that works for you. From FHA loans that start at 3.5% down or MHDC loans for 0% down. The appraisal is the same thing as a home inspection
I've run into many clients who say they don't need a home inspection because the lender is having one done. It's a huge misconception, especially with VA loans. The appraisal is your lender hiring a third party company to verify the property is worth the amount you are paying for it. The home inspection is separate and I always recommend finding out as much as you can about your future home. A home inspection is the perfect way to do that.
Why get a home inspection?
Looking at homes is the starting point.
Unfortunately, I receive many calls asking to see a house before anything else. To put yourself in the best situation to get a home, getting pre-approved for a loan is the first place to start. This way, you know what you can afford. You also won't fall in love and miss out on a house because it is gone by the time you get your ducks in a row.
